Hope for Homes, a not-for-profit organization and the development partner of MR Developments, intend to build an indigenous-led not-for-profit housing project with 167 townhouses in the Porters Lake community. This development has building permits from the municipality, environmental approvals and traffic studies approved by the province, and construction can start later this year.

The Community Engagement Session will take place:

  • When: Wednesday, Feb 18th – drop in any time between 6:30 p.m. and 8:00 p.m.

This information session will provide you with an opportunity to learn more about this development – including environmental and community considerations that have been incorporated into the planning – and offer a chance to speak directly with coop and developer representatives who can answer your questions.

Affordability Commitment:

Subject to Build Canada Homes funding, the Daphne Way development delivers a clearly defined, income-based affordability model aligned with Build Canada Homes, with all 167 units (100%) committed as affordable housing for a minimum of 20 years.

Rents are tied to Area Median Household Income (AMHI) and range from approximately $399 per month for very low-income one-bedroom units (0–25% AMHI), to $1,260 per month for low-income two-bedroom units (26–50% AMHI), $1,890–$2,417 per month for moderate-income two- and three-bedroom units (51–75% AMHI), and up to $2,400–$3,000 per month for median-income family units (76–100% AMHI).

This structure delivers measurable affordability outcomes while supporting long-term program compliance and family housing supply.

Accessibility & Energy Efficiency

  • This development integrates inclusive design and sustainability as core principles
  • Barrier-free common areas and over 31% of residential units are fully accessible, meeting or exceeding recognized accessibility standards.
  • Designed to meet Tier 3 of the 2020 National Energy Code for Buildings (NECB), the project achieves high-performance energy efficiency, reducing long-term operating costs and environmental impact.
  • At least a 50%+ reduction in energy consumption and greenhouse gas (GHG) emissions

Community Integration & Social Inclusion

Located off Highway 7 and Alps in Porters Lake, this lot has direct access to Highway 7, and is within walking distance of services and the core of Porters Lake.

This site promotes social connection and inclusivity through its thoughtful location and community-focused design. The site is within one kilometre of public transit, ensuring convenient and equitable access to essential services, employment, and amenities. The project fosters a sense of belonging and participation for residents of all backgrounds, reinforcing the principles of diverse, resilient, and inclusive communities.
